At the meeting of our Board of Directors held on January 31, 2024; pursuant to Article 35 titled "Selection of Real Estate Appraisal Company" of the Capital Markets Board's Communiqué No. III-48.1 "Principles Regarding Real Estate Investment Trusts"; it has been decided to select Lotus Gayrimenkul Değerleme ve Danışmanlık A.Ş. as the appraisal company for each asset in our portfolio that requires appraisal and for the assets that may be included in our portfolio within that year that will require appraisal.
Pursuant to subparagraph ç of paragraph 3 of Article 40 of the Capital Markets Board's Communiqué on Principles Regarding Real Estate Investment Trusts numbered III-48.1; within the scope of sales and leasing transactions that do not exceed 2 percent of the total assets in the last financial statements disclosed to the public; in 2023, a total of TL 157,172,241.67 (excluding VAT) of leasing and TL 622,520,771.87 (excluding VAT) of sales transactions were realized in relation to the immovables in the company portfolio.
The 429,49m2 share of the immovable with a surface area of 2.000 m2 on Parcel No. 41, Block 28569, Block 28569, Sinan Neighborhood, Kepez District, Antalya Province was purchased from Mehtap Gürcan for TL 5.900.000. The appraisal firm has appraised a value of TL 5.113.138 + VAT for the said immovable.
The subject immovable is located adjacent to Deepo Antalya and Mall Of Antalya Shopping Malls in our portfolio. Since we believe that the newly acquired real estate will add value to the concept we have developed with Deepo Antalya and Mall Of Antalya Shopping Center in the long term, the said real estate was purchased at a price above the fair value determined by the valuation firm. This will be disclosed to shareholders at the first General Assembly meeting and necessary information will be provided.
